New build homes in Ekali, Limassol
Ekali's generous 1980s–2000s plots are being redeveloped one at a time rather than through large masterplans, because there is no single large tract of land available on the hillside. The typical outcome is a building of six to nine homes on a former single-house plot, stepped to make the most of the slope, rather than an apartment tower.
Arvora Signature I, our project of nine terraced hillside homes, is a current example of this pattern in Ekali. Outside our own scheme, we advise on and monitor the small number of other plots coming forward rather than implying a deeper inventory than exists.

What actually gets built here
Because Ekali plots are wider than in the older central districts, new schemes tend to be low-rise terraces or small apartment blocks of two to three storeys rather than tall buildings — planning here favours retaining the hillside's low skyline and view corridors.
Terraced formats are common because they let a developer step several homes down a slope, giving each one an unobstructed outlook rather than stacking units where only the top floor benefits. Covered verandas and private gardens or roof terraces are the norm rather than an upgrade, reflecting the plot sizes available.
Sizes, parking and storage
Units run larger than the coastal apartment stock: expect three-bedroom terraced homes from around 130 m² up to 180 m² of internal space, plus outdoor terrace or garden area on top. Parking is typically one covered space per home as standard, with visitor parking on-street or in a shared bay depending on the scheme.
Storage is more generous than in dense inner districts — expect a utility room or basement store within the unit rather than a shared cage, since the plot allows for it.
Cost lines beyond the advertised price
The same structure applies as elsewhere in Limassol: VAT or transfer fees depending on the unit's status, legal and land registry fees, and ongoing shared-area charges for any communal pool, landscaping or security once handed over.

What to check before buying in Ekali
On a hillside plot, check retaining walls, drainage and groundworks quality specifically — these are more consequential here than on flat coastal land and are not always visible from a show unit or render.
Confirm the view is protected by the topography rather than by a promise: ask what can still legally be built on the plot immediately downhill, since a sea view that depends on an undeveloped neighbouring plot is not guaranteed.
Rental and resale demand
Ekali is a family and long-term owner-occupier market rather than a short-let one. Resale and rental demand are driven by the combination of quiet residential streets, elevation and proximity to the motorway, and hold up well for buyers who value that mix over walkable nightlife.
Who it suits
Families wanting a house-like new build with a garden or terrace and off-street parking, buyers prioritising a view and cooler evenings over walkability, and owner-occupiers planning to stay rather than trade frequently.
