New build on Gladstonos means infill on a single plot: a building of eight to twelve apartments behind, or occasionally incorporating, a street frontage that is partly listed or otherwise protected. Because the streetscape is controlled in parts, development is slower and more heavily reviewed than in the suburbs, and completed schemes are correspondingly scarce.

Because several buildings on and around Gladstonos are listed or sit in a protected streetscape, new schemes are constrained on height, façade treatment and sometimes materials, which slows delivery but also limits future oversupply — a genuine scarcity value compared with suburban blocks that face no such constraint.
Outdoor space is smaller than elsewhere in the city: balconies rather than full covered verandas are typical, reflecting narrower plots and frontage rules, and roof terraces are the main exception where planning allows an additional set-back storey.
Sizes, parking and storage
Units skew smaller and more urban: one-bedroom apartments from around 50 m² and two-bedrooms from 75 m², aimed at professionals and downsizers rather than families needing multiple bedrooms and storage. Parking is the single biggest constraint — some plots cannot provide one covered space per unit at all, so confirm parking provision in writing before reserving, rather than assuming it is included.
Cost lines beyond the advertised price
Alongside the standard purchase costs, buyers should factor in that a lack of on-site parking may mean an additional cost to secure a nearby private space or reliance on public parking, which affects day-to-day usability and resale appeal.

Demand comes from professionals and long-term tenants valuing the walk-to-everything position, rather than short-let holiday visitors. Resale liquidity for well-specified units is solid given genuine scarcity, but units without secure parking or with heavy street noise trade at a discount.
