New homes
New build homes in Mouttagiaka, Limassol
Mouttagiaka's new-build market is dominated by villas and semi-detached houses built on the larger plots typical of this hillside village, rather than apartment blocks. Redevelopment is gradual and plot-by-plot, replacing older villas as they come to market, and the resulting new stock tends to be larger and more house-like than coastal equivalents nearby.
Arvora does not currently build in Mouttagiaka; we advise buyers comparing its villa-led market against our lower-rise projects in Columbia and Ekali, and monitor the small number of new schemes coming forward here.

What actually gets built here
Plots of 500–1,000 m² are typical, which supports detached or semi-detached villa-style building rather than the apartment blocks common on the coast below. New schemes rarely exceed two to three storeys, in keeping with the village's low-rise character, and most include a private pool where the plot allows.
Small low-rise apartment buildings do appear occasionally on smaller subdivided plots, but villas and semi-detached houses are the dominant new-build product here.
Sizes, parking and storage
Typical new villas run 180–280 m² internally with a private garden, pool where included, and two-car parking as standard given the generous plot sizes. Storage tends to be generous relative to apartment stock — a utility room and often a separate store within the house rather than a shared basement cage.
Cost lines beyond the advertised price
Villa ownership carries higher ongoing maintenance for pool, garden and a larger heated and cooled floor area than an equivalent-value apartment, and this should be modelled explicitly rather than assumed to match apartment running costs.
- VAT at the standard or reduced rate, or transfer fees on resale property
- Legal and land registry fees
- Pool and garden maintenance costs
- Retaining wall and groundworks costs on sloped plots — confirm what is included in the base price
What to check before buying in Mouttagiaka
Sea views here depend on elevation and orientation on the slope, not on any planning guarantee, so check what can still legally be built on land between the specific plot and the sea before treating an advertised view as permanent.
On sloped plots, check retaining wall and drainage specification directly, as with any hillside Limassol site, and confirm road and utility infrastructure on the smaller village lanes, some of which are narrower and less recently upgraded than the coast road below.
Rental and resale demand
This is primarily an owner-occupier and long-term second-home market rather than a short-let one; resale demand is steady and supported by the combination of space, view and proximity to the coast, though it is a driving neighbourhood with less walkable amenity than the coastal strip below.
Who it suits
Families wanting a villa with a garden and pool without moving fully inland, second-home buyers preferring a village address to a resort one, and buyers comfortable relying on a car for daily errands.
