New build apartments in Potamos Germasogeias, Limassol

Potamos Germasogeias is one of the most built-up new-build markets on the Limassol coast, with a mix of 1990s blocks being replaced by mid-rise buildings and, on a small number of plots, taller towers. Because the district takes its name from the Germasogeia river mouth, some of the lowest-lying plots close to the river warrant a specific flood check that does not apply uniformly across the wider area.

What actually gets built here

New schemes here replace older 1990s blocks plot by plot, generally at greater height and density than the buildings they replace, since permitted heights on this stretch of coast are among the highest in Limassol outside the immediate marina area. A handful of tower schemes have been delivered, alongside a larger number of six- to eight-storey mid-rise buildings.

Sea view is the dominant price variable: two otherwise identical apartments in the same building can differ substantially in price depending on floor and orientation towards the water, which matters more here than the raw square metre count.

Sizes, parking and storage

One-bedroom units typically run 55–75 m² and two-bedrooms 85–110 m², with covered verandas oriented towards the sea wherever the building's footprint allows. Parking is one covered space per apartment as standard in newer schemes, with basement parking common given the density; storage is usually a shared basement store rather than a private room.

Cost lines beyond the advertised price

Taller buildings carry higher service charges for lift maintenance and communal facilities than the low-rise product elsewhere in Limassol, and this should be checked against the specific building rather than assumed from area averages.

What to check before buying in Potamos Germasogeias

Ask specifically about the plot's elevation relative to the Germasogeia river mouth and its historic drainage or flood performance, particularly for ground- and lower-floor units close to the river — this is a district-specific check that matters less a few streets inland.

Confirm any sea view against the site plan and neighbouring plot heights rather than a render, since density here is high enough that a mid-floor unit's view can be affected by what is subsequently built in front of it. Also check noise from Georgiou A', the main avenue, versus the quieter side streets one block back.

Rental and resale demand

This is the strongest short-let rental market in Limassol outside the marina, driven by direct beach and promenade access, and resale demand for sea-view units is consistently robust. Non-view units compete more directly with inland stock and should be priced with that in mind.

Who it suits

Investors targeting short-let holiday income, buyers who want to live within walking distance of the beach and a dense restaurant strip, and those comfortable trading garden space and quiet for density and location.
